VRS Realty / Village Realty: How a Frankfort Brokerage Grew to 20+ Offices

There are plenty of real estate companies operating around the southwest suburbs.

Most people probably couldn't tell you which one has an office in Mokena, another in New Lenox, another in Orland Park, another in Homer Glen, another in Manhattan, and its Illinois headquarters in Frankfort.

VRS Realty does.

And over the last several years, the company has quietly built a much larger local footprint than a lot of people probably realize.

A Local Company With a Bigger Footprint Than You Might Think

When people hear "local real estate company," they sometimes picture one storefront with six agents and somebody answering the office phone between closings.

That's not really what VRS has become.

The company's current website lists more than 20 office locations across three states.

But look at the map and something becomes obvious.

A huge portion of that footprint is concentrated right here.

Outside Illinois, VRS also lists locations in St. John, Indiana and Fort Myers, Florida.

That means the company has expanded beyond being strictly a southwest suburban brokerage while still maintaining an unusually dense cluster of offices in this part of Illinois.

The Growth Story Starts in Frankfort

VRS's current expansion story starts right here in Frankfort.

A company timeline and local reporting trace the modern VRS expansion back to a Frankfort location in 2017.

From there, the office map started filling in.

Orland Park and Mokena followed in 2018, with Manhattan added in 2019 and Chicago in 2020.

Expansion eventually moved beyond Illinois into Florida and Indiana while additional offices continued appearing throughout the south and southwest suburban market.

Homer Glen, Oak Forest, New Lenox, Lemont, Peotone, Beecher, Grant Park, Manteno and other locations followed as the network grew.

What started as a Frankfort-centered operation gradually became something much broader.

But if you look at where the offices are still concentrated, the south and southwest suburbs remain right in the middle of the map.

Why Having Local Offices Still Matters

Real estate has changed dramatically.

An agent can work from a laptop, write a contract from a phone and conduct half a transaction without ever stepping inside a traditional office.

So does having physical offices around the communities you serve still matter?

I think it does, although probably for different reasons than it did 20 years ago.

It's less about needing a desk somewhere.

It's about having people inside the company who actually work in these communities every day.

A brokerage with offices in Frankfort, Mokena, New Lenox, Orland Park, Homer Glen and Manhattan isn't looking at the southwest suburbs as one little corner of a giant national map.

It's a significant part of the company's home market.

That doesn't automatically make every agent better.

A local address isn't a substitute for experience, communication or knowing what you're doing.

But when your business is centered around a particular part of the Chicago area, there's something useful about the company behind you being heavily planted there too.

Why I Decided to Move My Own Business to VRS

This is where the story becomes personal for me.

The real estate industry has been moving in one direction for a while now:

Bigger.

National brokerages have grown rapidly. Technology companies have moved deeper into real estate. Mortgage companies, portals and brokerages are increasingly combining pieces of the home-buying process under enormous corporate umbrellas.

Rocket Companies acquired Redfin in 2025.

Then in January 2026, Compass completed its acquisition of Anywhere Real Estate, bringing an enormous collection of real estate brands together under one parent company.

That's not necessarily good or bad.

It's simply where the industry is heading.

But while the national real estate industry has been getting bigger, my own business has been getting more local.

RaysGuide is increasingly built around Frankfort, Mokena, New Lenox, Tinley Park, Orland Park and the surrounding communities.

Those are the places I'm researching.

Those are the developments I'm following.

Those are the local businesses I'm talking about.

And they're the communities where I want to continue building my real estate business.

Eventually I had to ask myself a pretty simple question:

If I'm constantly telling people how important it is to support local businesses, shouldn't I be willing to make that same decision with my own business?

That became one of the reasons VRS made sense to me.

I wasn't looking to make some grand statement against national real estate companies. I've worked with large real estate organizations before, and there are advantages to those models.

I simply wanted the company behind my business to line up a little more closely with where my business itself is going.

VRS is headquartered in Frankfort.

It has offices throughout the communities I already spend most of my time covering.

And instead of my primary connection being to a giant national real estate organization, I'm now connected to a brokerage whose home territory overlaps heavily with mine.

For where I'm trying to take RaysGuide and my real estate business, that felt like the better fit.

Local Doesn't Mean Small Anymore

I think that's another interesting part of the VRS story.

We've gotten used to treating "local" and "large" as opposites.

They don't necessarily have to be.

VRS can have offices in multiple states and still have its headquarters in Frankfort.

It can expand into new markets while maintaining offices in Mokena, Manhattan and New Lenox.

And it can grow without becoming part of one of the enormous national franchise systems most consumers immediately recognize.

That puts the company into an interesting middle ground.

It's bigger than the traditional neighborhood real estate office, but its roots and much of its physical presence are still concentrated locally.

What VRS Actually Does

Village Realty is a full-service real estate brokerage working across several areas of the market.

That includes:

• Residential real estate
• Commercial real estate
• Vacant land
• Investment properties

The company is led in Illinois by President and Designated Managing Broker Mike Glenn, with Michael Glenn serving as Vice President and Designated Managing Broker for Indiana.

VRS also operates branch offices with local managing brokers throughout its network.

What My Move Means for My Clients

Probably less than you might think.

I'm still me.

RaysGuide is still RaysGuide.

My approach to working with buyers and sellers isn't suddenly changing because there's a different company name behind my license.

What changes is the brokerage supporting the real estate side of the business.

And for me, having that brokerage heavily represented throughout the southwest suburbs is a benefit.

If I'm helping somebody sell in Frankfort, buy in New Lenox, move into Mokena or relocate somewhere around Orland Park, I'm working within the part of the market where VRS already has a substantial physical presence.

That's ultimately why this move made sense.

I'm Still Going to Cover Other Real Estate Companies

This is probably worth mentioning too.

RaysGuide isn't becoming the VRS corporate blog.

If another brokerage opens an interesting office, launches something worth talking about or becomes part of a larger local real estate story, I'm not going to pretend it doesn't exist because I work somewhere else.

The same thing applies to builders, lenders, attorneys, restaurants, businesses and everyone else I cover.

But I'm also not going to pretend I don't have a connection to VRS.

I chose the company for many of the same reasons that make it interesting enough to include here.

It's local.

It's growing.

And a pretty significant portion of that growth has happened in the communities RaysGuide already covers.

The Bottom Line

VRS Realty has quietly built one of the more noticeable real estate office footprints across the south and southwest suburbs.

Its current network stretches beyond Illinois, but Frankfort remains its headquarters and much of its office map continues to cluster around this part of Chicagoland.

For consumers, the company is another option in a real estate industry increasingly populated by giant national brands and technology platforms.

For me personally, that local concentration was part of the attraction.

I've spent a lot of time building RaysGuide around the idea that what's happening close to home still matters.

It made sense for the real estate side of my business to move a little closer to home too.
